Want to find the right borrower? Follow these 3 rules.
So, you have decided to use Seller Financing to sell your property. Next, you must find the right buyer. But how do you do this? You are not a banker and so many people are interested. How do you select the right borrower? Many sellers accept owner financing without any idea of how much the buyer can actually afford to pay.
Want to sell your house fast? Think about Owner Financing!
When a property isn’t selling most real estate agents are quick to suggest a reduction to the sales price. It is common to see the tag line “Price Reduced” added to for sale signs, listings and ads. Rather than just reducing price…consider offering Seller Financing to sell a property quickly!
How much is my Note worth?
A few years back, you used Seller Financing to sell your property. While you have enjoyed the monthly payments (mailbox money), you are now wondering if my monthly payments can be transformed into a lump sum today? How much could I walk away and use to reach my other goals.
BEST PRACTICE TIPS
Get a Large Down Payment
A large down payment will reduce risk and increase the value of the loan for potential resale. Equity does impact the value of the note.
The suggested down payment percentage should be 20% to ensure maximum resale value. 10% is good and 5% is the absolute minimum.
Check for Liens Score
Annually validate there are no liens on the property. Search for liens at the county recorder, clerk, or assessor’s office.
Property tax and IRS Liens have priority and increase risk to lender.
Never Accept Cash
Cash payments do not leave records for you to prove payments. These records are important for your bookkeeping and to provide proof of payments when selling.
If you do accept cash, use a payment book, you both should sign the payment receipt and then deposit in the bank as a single transaction on the day received.

Mortgage rates continue to trend down, increasing optimism for new buyers and current owners alike. As rates continue to drop, the number of homeowners who have the opportunity to refinance is expanding. In fact, the share of market mortgage applications that were for a refinance reached nearly 47%, the highest since October
