Why is it important to Safeguard your Original Mortgage Note?
Can you easily locate the original mortgage note? After closing on a seller financed note, there is a very important step to follow…storing your documents in a safe location. While all closing documents are important, the most important is the original promissory Note. If you need to sell or foreclose, the original Note is critical.
Can a Servicer help my Seller Finance Note?
Congrats! You sold your home with Seller Financing!
Your next big decision is who will be working with your borrower over the term of the loan (self-managed or third part servicer). Most people opt for self-managed to save cost, but I would like to share some great reasons why you should consider a third-party servicer!

Create a Separate Bank Account
Create a separate bank account to track payments, escrow and other charges associated with the note.
Note owners will often mix with personal accounts leading to inaccurately tracking information about your Note (ie payments, escrow, accounting and annual reporting).
Having a separate account is much easier to manage and track your Note investment!
Check Borrower Credit Score
When creating a Seller Fiananced note, always run a credit score on the borrower.
While you may think it is invading their privacy, the credit score will give you a quick indicator of the borrowers ability to make payments. A Credit Score weighs into the consideration for determining deposits amounts and interest rates to minimize your investor risk.
Create a Company or Trust
Many Seller Financed Note owners create a company or trust to protect their investment.
By separating the Note from your personal assets, you can protect yourself from future litigation.

Mortgage Rate Update
The 30-year fixed-rate mortgage increased again this week but remains below its 52-week average of 6.71%. The last few months have brought lower rates and as indicated by the recently reported increase in pending home sales, homebuyers are feeling more confident to get into the market.
