For the other articles, we chose to talk about some new opportunities for Note investors. The Rental Conversion Program discusses a new program that helps landlords transition their rentals to Notes. The next article is a follow up to a December 2025 article discussing developments in the effort to move Note buying and selling to an online platform. Each article provides great insight into how these updates can affect your Note investment portfolio.

Mortgage Credit Availability Near Record Low
The ability of new borrowers to get approved mortgage credit is near record lows. Many borrowers are unable to obtain conventional financing, leaving a large pool of borrowers unable to buy a home. These borrowers have the ability to repay a loan and want a house but have nowhere to turn for credit.
This situation creates a unique opportunity for Seller Financed Notes. The large group of “Just Missed Buyers” improves the ability to sell your home with a Seller Financed Note.
Rental Margins continue to Drop
While Rents have been increasing, expenses have been increasing at a much faster rate. The result is that landlords are seeing their margins continue to drop, from 8.7% in 2018 to 4.4% in 2025.
This market condition has created a perfect time to start converting rentals to Notes. Notes will offer a greater than 8% return with only a fraction of the time commitment being a landlord. Selling the house with seller financing is a standard transaction that you can undertake on your own. However, the new Rental Conversion Program can assist you throughout the transition, making the process simpler and more efficient.
Negotiate Terms
In the Seller Financed Note world, all terms are negotiable. While you are operating as “the bank” and include some basic requirements, you are not restricted by excessive banking regulations.
Working with your attorney or mortgage specialist, you can work to develop terms that closely match your investment needs. As long as you and the borrower come to agreement and you comply state regulations, your terms can be as creative as you can imagine!

Mortgage Rates Decline
The 30-year fixed-rate mortgage decreased this week averaging 6.47%. Incoming data continues to reflect a resilient consumer, with retail sales improving and pending home sales strengthening, suggesting purchase demand is continuing to modestly improve.
- The 30-year fixed-rate mortgage averaged 6.47% as of June 18, 2026, down from last week when it averaged 6.52%. A year ago at this time, the 30-year FRM averaged 6.81%.
- The 15-year fixed-rate mortgage averaged 5.81%, down from last week when it averaged 5.84%. A year ago at this time, the 15-year FRM averaged 5.96%.
